Stop Watching the Zillow vs. Compass Spectacle — Real Estate Agents Have Work to Do
The Zillow vs. Compass antitrust fight is loud, but your sellers need a calm agent with a plan — not a ringside seat. Here’s how to stay focused and win.
If you spent the weekend scrolling through the latest exchange between Zillow and Compass on social media, you are not alone. You are also not closing business. The two largest names in residential real estate moved from court filings to billboards and Instagram ads in the span of 72 hours. The spectacle is intentional. The cost to your focus is real.
What’s Actually Happening: The Zillow vs. Compass Antitrust Fight
Late Friday afternoon, a federal judge ordered MRED — the Midwest Real Estate Data service that functions as the MLS for greater Chicago and parts of three neighboring states — to restore Zillow’s access to approximately 43,000 Chicago-area listings while the antitrust case proceeds. The order was issued in part. It applies to the MLS. It does not apply to Compass directly.
By Friday night, Compass CEO Robert Reffkin had posted billboard renderings with the line “Zillow doesn’t have all the listings” and asked agents online where to place them. Zillow countered with paid Instagram ads pointing agents to its BeOnZillow direct-feed program. Both companies are now publicly recruiting agents to their side.
For context, this legal battle has been building for over a year. Zillow filed a federal antitrust lawsuit under the Sherman Act, alleging that MRED and Compass conspired to use Chicago-area listing data as leverage to force Zillow to display Compass private listings nationally. Compass, which recently acquired Anywhere Real Estate to become the country’s largest brokerage by transaction value, had previously sued Zillow over its Listing Access Standards — a suit it dropped in March after a judge denied its request for a temporary pause.
This is not a courtroom fight anymore. It is a marketing fight. And both companies have decided you are the audience.
The Real Question Every Agent Should Be Asking

When a seller calls you Monday morning to ask why her cousin’s home disappeared from Zillow for two days, she is not asking for a legal analysis. She is asking whether you have a plan. She wants to know that whatever happens next, her home is in good hands.
Give her three things at the kitchen table:
- A calm explanation that two companies are fighting over listing rules and the courts will sort it out.
- A written, one-page marketing plan that lists every place her home will appear.
- A direct promise that if anything changes, you call her first.
Forty years of coaching agents has taught me that sellers do not actually care about the inside baseball of our industry. They care about what we do with the listing they trust us with. The agents who win this moment will be the ones who stay calm, get specific, and put the seller’s interest first. The agents who lose this moment will be the ones who hide behind the headlines and use the chaos as an excuse for a slow week.
Three Things Real Estate Agents Should Do This Week
1. Build a written marketing disclosure for every active listing.

2. Audit your pipeline.
For each active listing, write down which portals carry it, which brokerage sites display it, and where the buyer leads actually come from. 3. Stop forwarding screenshots of the billboard war.
Every share is a free impression for one of the companies and a small subtraction from your authority. Your seller does not need to see your social feed full of corporate marketing. She needs to see her agent doing the work.

You do not need to predict the ending to win in the middle. You need to be the agent your sellers can count on when the headlines get loud. That is the only role no company on a billboard can replace.
